The problem

Every mortgage calculator fails expats.

Three reasons the existing tools fall apart the moment you cross a border.

Language wall

It's in the wrong language

German, French, Dutch β€” great if you live there. Useless if you're still deciding between countries.

Single country

It only covers one country

You're choosing between Germany and Poland. No calculator compares them.

Gated rates

You need a broker call to see anything

Most tools gate rates behind a form. You want numbers before you talk to anyone.

The fix

RateNomad fixes all three.

One calculator, every market, in English.

Cross-country comparison

Run DE, UK, and Poland side-by-side in one view. Stop switching between tabs in three different languages.

Live rates, not last year's averages

ECB, BoE, and commercial lender data, updated weekly.

The fine print, in plain English

Down payment norms, notary fees, foreign-buyer rules per country.

Coverage

Covering the markets expats actually buy in.

Live data from each country's lenders and central bank β€” not stale averages.

Germany

RateNomad is a mortgage calculator built specifically for expats buying property in Europe. It compares live mortgage rates from Germany, the United Kingdom and Poland side-by-side, in English, without requiring you to speak to a broker first.

At launch RateNomad covers three markets: Germany (avg. 10-year fixed 3.42%), the United Kingdom (avg. 10-year fixed 4.69%) and Poland (avg. 10-year fixed 7.15%). France, Spain, Switzerland and the Netherlands are planned next.

Most mortgage calculators are local: written in the local language, covering only one country, and often gating rates behind a broker form. RateNomad is in English, covers multiple EU countries in one view, and shows live commercial lender rates without requiring a phone call.

Yes. In Germany, foreign buyers typically need a 20% down payment and competitive rates are available post-ECB cuts. In the UK, non-resident mortgages are offered by select lenders, with minimum down payments around 25%. In Poland, foreign buyers can borrow at 20% down, with average loan sizes up 15.9% year over year.

RateNomad pulls live data from the European Central Bank (ECB), the Bank of England (BoE), and a panel of commercial lenders in each market. Rates are updated weekly β€” not last year's averages.

Yes. RateNomad is free at launch. Subscribers to the waitlist also receive a free 27-page EU Mortgage Guide covering down payment norms, notary fees, and foreign-buyer rules for each country.

RateNomad is in early access and is scheduled to launch in Q3 2026. Join the waitlist to be notified the moment the calculator goes live.

No. RateNomad shows rates directly in the calculator. You only contact a broker after you have already seen numbers, compared countries, and decided which market makes sense for you.
